Job Description
General Maintenance Worker (ET III):  The General Maintenance Worker performs general maintenance and repair of equipment and buildings requiring practical skill and knowledge in such trades as HVAC,  carpentry, painting, furniture assembly/disassembly, furniture moving/storing, plumbing, masonry, and electrical work. 
                HVAC responsibilities include service on lab HVAC systems including air handling systems, hydronic systems (pumps, chillers, heat exchangers, boilers, piping, and other lab HVAC equipment).  Service includes preventative maintenance per technical orders or COTS manual, AFTO Forms 244 and selected Data Base (contractor technician shall update records/work within this database), oil/belt changes, filter changes, cleaning, electrical maintenance, plumbing maintenance, troubleshooting/repair, loaner service and inventory control, and refrigerant purge/re-charge.
                Carpenter tasking includes: demolition of concrete walls, construction of walls either stud or block, and installation of doors, windows, etc.  Performs rough and finished carpentry duties which require a working knowledge of framing, load support, metal and wood wall construction, the use of various hand or power tools and equipment. 

ET III duties are as follows:
 
  • Performs electrician duties which require a working knowledge of single phase electric.  An example of typical work would be configuring or installing of switches, outlets, lights, ballasts, etc.
  • Assists with basic masonry tasks to include the construction or demolition of concrete or brick walls, repairing or replacing concrete floors, steps, and sidewalks.
  • General housekeeping and cleaning.
  • Modifies office space layouts. This includes but is not limited to installing, relocating or assembling modular furniture, white boards, desks and cabinets.
  • Operates various types of vehicles and equipment to include pick-up trucks, forklifts and single person man lifts. Performs preoperational inspections of equipment and vehicles before use.
  • Be able to lift up to 50 pounds without difficulty.
  • Be able to perform snow removal.
